Chapter 5: Site Plans and Considerations

Preparation of a Site Plan for a particular house must provide for the following:

  1. Front yard, side yard, and rear yard setbacks required by local government and an additional space required for construction.

  2. Top of foundation elevations sufficiently above resulting yard grades to provide for surface drainage away from the house.  The bottom of basement windows should also be at least 4 inches above the finish grade.

  3. Basement floor elevation which will allow a building sewer connection with a minimum gradient of 2% to the sanitary sewer.

  4. Siting the elevation of the foundation so that it will bear on soil which will provide satisfactory bearing capacity.  Excavation for a new foundation in an area where a building was previously demolished will usually require locating the new foundation approximately 1’6” to 2’0” deeper than the previous foundation in order that the footings  will have satisfactory bearing conditions.  When thus lowering the foundation, satisfactory sewer depth must be verified.

  5. If there is a cross slope on the lot, the side door should be located on the high side and basement windows are located on the low side.  This may require that right and left hand sets of plans be used on a project build.
