Hard Costs
Habitat for Humanity Saint Louis is very blessed to have many financial partnerships. We partner with more than 75 varying entities each year that provide the sponsorship monies needed to fund the building of our homes. We also partner with many contractors who provide in-kind materials and services for us, in order to complete our homes as well. These funds are used to actually purchase the "Bricks and Sticks" needed for our home building program. In exchange for the sponsorship costs, our sponsors get the first choice on volunteer participation on our builds, among other key benefits. Soft Costs
In addition to our home partnership partners, there is another key element to making our project happen. "Development soft costs" are essential for our projects, and our homes would not be able to happen without this funding. Development soft costs are the costs for anything that is not directly going into a home, but benefits the entire project. Items such as equipment rentals, building permits and engineering and environmental testing fees are all considered development soft costs.
Since 2004, The St. Louis Affordable Housing Commission & Trust Fund, has played a critical role in providing us with development soft costs. It is fair to say that they have been a financial catalyst for our city projects, providing more than 1.5 million dollars to Habitat in soft cost funding. Other entities that have provided us with soft costs in the past include (but not limited to), Beyond Housing, St. Louis Housing Authority, St. Louis Land Revitalization Authority, MO Housing Development Commission, Federal Home Loan Bank of Cincinnati, St. Louis County Office of Community Development, and Union West Florissant Housing Solutions, Inc.
